The homes here
Most of what we renovate in Byron sits on stumps with a timber floor, and that is the fact that shapes the job. Moving a waste is easy because you can get underneath. Waterproofing is harder, because the floor moves with the seasons and a membrane that is not detailed for movement will crack where the sheet meets the wall.
Byron is humid for most of the year, and humidity does slower damage than salt but reaches further. Cabinetry with an exposed particleboard edge swells, unvented rooms grow mould in the grout, and a poorly sealed stone top marks. The answer is boring and it works: real ventilation, sealed joinery and finishes that do not mind being damp.

Where we work
We work Byron Bay, Suffolk Park, Ewingsdale, Bangalow and Lennox Head, with Ballina twenty minutes south and Lismore inland.
It is further from the Gold Coast than our home suburbs, and we plan the program around that rather than pretending otherwise.
Common questions
Byron sits at the higher end, partly because the finishes people choose here do, and partly because trade and delivery costs in the shire are genuinely higher than on the Gold Coast. We put the travel and delivery in the written quote rather than burying it in a rate.
It can, and it is the single most common cause of a failed membrane in a timber house. The fix is detailing: sheeting fixed properly, bond breakers at every junction, and a flood test before a tile is laid. Done that way the movement is a non-event.
Joinery edges and grout. An unsealed particleboard edge under a vanity swells within a couple of wet seasons, and an unvented room grows mould in the grout lines long before anything structural happens. Both are avoidable at the specification stage.
Not for an internal bathroom in most cases. If your house is in a heritage listing or you are changing an external opening that is a different conversation, and we will tell you at the measure rather than after.
We program Byron jobs in blocks rather than dropping in for a day at a time, so the trades are on site consecutively. It is a regular run for us. If a week is going to be quiet on site you will know that from the schedule up front.
