Burleigh's beach houses

A lot of Burleigh Heads is low-set beach houses from the seventies and eighties, many of them still with their original bathroom. There's usually more room in them than people expect, and opening the layout up with a walk-in shower and a longer vanity makes the most of it.

Burleigh also has plenty of apartments and units along and behind the beachfront, and we renovate the bathrooms and ensuites in them regularly. We work to the hours and access arrangements your building sets, and we'll help with any paperwork the scheme needs.

Finishes and fixtures

What people choose in Burleigh Heads

Every bathroom is different, but these are the finishes we fit most often in Burleigh Heads homes.

Tile
Warm sand porcelain in a large format, laid to the ceiling in the shower so there is less grout to look after.
Vanity
A wall-hung timber-look vanity, which suits these beach houses better than anything heavy or dark.
Shower
A walk-in shower with a frameless panel, usually where the original hobbed cubicle was.
Tapware
Solid brass or good stainless. This close to the sand, plated finishes over a soft base do not last.
Storage
Open shelving in the niche and a mirror cabinet, because the rooms in these houses are small.

Common questions

Bathroom renovation questions from Burleigh Heads

In Burleigh the number usually turns on what's behind the old tiles. Beach houses of this age routinely have soft sheeting and no membrane at all, so we open a section up at the free measure and quote what's actually there, in writing.

In a Burleigh beach house, soft or rotted sheeting around the shower and no membrane under the old screed. That's the normal finding, not the bad one, and it's why we'd rather cut an inspection hole at the measure than write a number and revise it later.

It's possible in any Burleigh bathroom built before the late eighties, which is most of the original ones. Asbestos cement sheeting was standard in wet areas then. If we think it's there we say so at the measure, and removal is done by a licensed removalist and priced as its own line.

It makes the layout easier and the waterproofing more exacting. Moving a waste is simple when you can get under the floor, but a timber floor moves, so the sheeting has to be fixed properly and the membrane detailed at every junction or it will crack.

Yes. The one thing to plan around in an older Burleigh house is that there's often only the one bathroom, so we'll set the dates with you before we start, not after.
