The homes here
Kingscliff runs from original fibro and weatherboard cottages to new two-storey beach houses a street apart. The new ones need a better room; the old ones usually need the room rebuilt. We quote both the same way, by opening a section up rather than guessing what is behind the tiles.
Ensuites on the seaward side take the worst of it. Ventilation matters more here than almost anywhere, because a room that cannot dry out is a room where the fittings, the joinery and eventually the sheeting all go early. An exhaust that actually vents outside, not into the roof, is half the job.

Where we work
We cover Kingscliff, Casuarina, Cabarita Beach, Bogangar and Chinderah, with Tweed Heads fifteen minutes north and Byron about forty south.
The whole Tweed coast is an ordinary week for us, not a special trip.
Common questions
It splits by the age of the house. A newer beach house is mostly finishes and joinery; an original cottage carries repair as well, and that is the part nobody can price from the doorway. We open a section up at the free measure.
Solid brass and good quality stainless, and PVD finishes over a proper substrate. What fails is thin chrome over zinc, which pits and then blisters, sometimes inside two years. We will name what we would fit in our own house.
More than anywhere. It has to be ducted to outside rather than into the roof space, and it has to be sized for the room. A seaward bathroom that cannot dry between showers takes its joinery and its fittings down with it.
Expect the sheeting behind the shower to need replacing and expect no membrane under the old screed. Also expect us to raise asbestos, because fibro of that age often is, and it comes out under a licensed removalist as a separate line.
Yes, the whole Tweed coast. It is the same run as Kingscliff for us, so there is no travel loading hiding in the quote for those streets.
